Nashville Homes for Sale Five Tips for Successful Negotiation

Filed under: Uncategorized @ 9:10 am

Considering the current state of real estate values, smart people do their homework before buying Nashville Homes for Sale.

1 – There are some good buys out there – but it’s important to keep in mind that the people selling these homes are hurting. If you can find out why they are selling at this time, it will help both of you conduct a successful transaction. For instance…if they are facing bankruptcy, you might offer to purchase their home for the mortgage balance. In most instances, this would be good for you – and it would most likely be better for them to let it go rather than have it on their credit report. So, both sides are happy! Be creative!!

2 – Always make sure your agent does his/her homework. Comparables and tax records are a must. Is the house in a flood zone? Why are the current owners selling?

3 – Don’t get into the “ego” thing. The goal is purchasing the house – not getting into some sort of bidding war – or making sure you always have the upper hand when buying Nashville Homes for Sale.

4 – Always try to meet the seller. When people see and visualize you as a prospective buyer, it’s easier for them to negotiate with you. If you really want to make a good impression on the seller, simply write a hand-written letter to them…telling why you want to buy their home. If they have done any renovation – tell them if you like it and why. Perhaps you want your children to attend the school that the home is zoned for. Whatever the reason…try to be complimentary of their home.

5 – Keep your options open. Don’t go into a negotiation thinking that you have to have this house come hell or high water. You can end up losing in the process. If it doesn’t work out – move on to another home.

Celebrity Engagement Rings – Are You a Slave to Celebrity Trends?

Filed under: Uncategorized @ 12:51 pm

Whether we like to admit it or not, the current trend for “bigger is better”, particularly when it refers to the diamond engagement rings worn by celebrities, is having an impact on what we are buying.

According to Celeste Ohrens, from New York Diamond Traders, “In the six months following J.Lo’s engagement to Ben Affleck, we sold more pink diamonds than we’d sold in the previous six years!”

And despite the fact that THAT engagement ring has been replaced with another equally stunning jewel, copies of J.Lo’s six-carat pink diamond are still selling well at many Internet jewelers.

When Marilyn Monroe breathlessly purred “Diamonds are a Girl’s Best Friend” (as if we didn’t already know!), I have no doubt women everywhere secretly coveted the baubles Ms Monroe wore, but such flamboyant displays of excess would have offended the sensibilities of any self-respecting 1950s homemaker.

Not so nowadays. We’ve come to expect the ultimate in quality and quantity, and if that equates to wearing a 3-carat diamond ring similar to that worn by our favorite celebrity, more power to us!

Whether celebrities are seen as the arbiters or slaves to all that is considered stylish, the engagement rings gracing the left hand of such stars as Catherine Zeta-Jones, Madonna and Ashley Judd attest to the fact that their choice of ring design is influencing (or is influenced by) current trends.

Jewelers like David Feinstein from Feinstein & Co, Boston, say “The hottest look in engagement rings at the moment is the revival of antique cut diamonds and we are trying desperately to meet demand”, making Catherine Zeta-Jones’s antique-style 10-carat marquise-cut diamond ring, Madonna’s 3-stone Edwardian-style ring and Ashley Judd’s antique pave-set diamond ring hot favorites when it comes to replication.

The size of the diamond is also influencing current styles, and according to the Diamond Information Center, the traditional one carat solitaire diamond engagement ring has now grown to three and four carats.

One only had to witness the jaw dropping display of jewels at this year’s Oscars – some $40 million worth – to reinforce the notion that in the minds of most celebrities “bigger is better”. Never mind that their cherished booty had to be returned to the vaults from whence they came next morning.

But our ever-increasing fascination with all things “bling” begs the question “What about the poor sucker who has to PAY for this excess?” The traditional measurement for any would-be suitor to determine how much he should be willing to part with for the engagement ring was arbitrarily set at three months’s salary, which is fine if he’s earning a healthy six-figure salary. But try telling Joe Schmo, whose monthly budget doesn’t extend much beyond the local Thai take-out, that he’s up for what could be many thousands of dollars, and you’ll see his face (not to mention his wallet) crumble.

Which brings me to my final point. The value of your engagement ring is not simply measured in monetary terms. nor is it measured by whether your best friend’s diamond is bigger, or whiter, or more extravagant. And it’s certainly not measured by whether it looks just like J.Lo’s most recent accessory (and I mean the ring, not the husband!)

Your engagement ring is a measure of the value of your relationship and what it means to both of you, now and in the future. It’s a symbol of all that the two of you share, whether you’re wearing a 2-carat rock or a dime-store copy.

Just remember, your local jeweler is probably a whiz at re-modelling, so you can always upgrade later!

Christmas For One: Mental Health Over the Holidays

Filed under: Uncategorized @ 8:58 am

My dear friend, poet Dessa Byrd Reed, often spends holidays alone as a widow. However, she doesn’t see this, as many people often do, as a depressing circumstance. In a November 2000 POETIC VOICES interview, she said, “Because I am single and live alone, I eat out a lot. I love to talk to strangers. That’s one of my favorite things. I go out for breakfast and talk to people.”

Another talented writer, Leslie Lafayette, dealt with being a childless woman by choice in WHY DON’T YOU HAVE KIDS?: Living a Full Life Without Parenthood. You can bet that because of her choice many people would pity her. She writes the “Alone Again, Naturally” column for the outstanding magazine THE DESERT WOMAN. Observers might conclude she’s miserable on the holidays.

Both Leslie and Dessa have full lives and radiate Christmas cheer, not just in December but all year round. While we all need human contact, it’s a mistake to conclude that people without the traditional family dinner are all on suicide watch. Anyone who has negotiated where to have Christmas and which family members can come when, not to mention refereed in-law and spouse disputes, knows that the allure of having a table for one at Christmas is powerful.

However, when people aren’t alone by choice, Christmas can be lonely. In Michigan, I interviewed a woman, the founder of a divorced and widowed support group, who chose to have Christmas dinner every year for lonely widows, widowers and divorced people, usually from her support group. Her children understood that she needed to start this new tradition in her new life.

Similarly, having children around, even with the relentless gimmes and commercialism, lends a special magic to Christmas, which is why playing Santa appeals to so many.

The holidays can be joyous if you’re alone, or they can be difficult. As with so much, your feelings depend on your personality, your circumstances, your childhood, and in many cases on medical or psychological conditions.

Some tips to remember if you’re alone or without your support system:

*Take advantage of counseling services in your community, including from your local church, synagogue, temple or other place of worship.

*Take time out for spirituality. You might attend services just to experience human contact and community. People are generally nicer at Christmas.

*Do all the things you wanted to do but couldn’t in your former life. Travel. Even in this post-9/11 world, you can visit faraway places. There are many tour groups for singles.

*Attend art walks, holiday concerts, lectures, and movie screenings alone. Or invite a friend you haven’t talked to in a while.

*Volunteerit’s a wonderful way to make friends, stay active, and feel fulfilled.

*Go out to dinner alone! While women in particular feel uncomfortable, project an air of confidence. You are a strong, vital woman. This doesn’t mean that you should go bar-hopping or take risks alone at night. But you have the right to ask for a table for one without feeling as though people are judging you. (Most people are too preoccupied with their own lives to notice.)

*Gather a circle of friends or people in the same situationjust make sure the evening doesn’t turn into a pity party.

*Don’t overdrink, overeat or do drugs. It’s just not a good tradition.

*Bake cookies if you’re so inclined. Cookies make wonderful Christmas presents and ways to reconnect with your friends.

You may be tempted to think of yourself as Ebenezer Scrooge. Don’t, and boil anyone in his own pudding who calls you “Scrooge.” You are honoring Christmas in your own heart and keeping it always. Christmas for one, anyone?

Smile and World Smiles Back at You

Do You Want to Change the World? Then You ONLY Need to Change Yourself.

We all have our area of influence in the society. This is that part of the society with which we interact intentionally or otherwise. Within this area of influence our standing or performance in the society is indicated by how other people accept us – how many and what types of friends we have; how many subscribers, leads, customers, critics, well-wishers we have and are able to retain. A national leader will have entire country in his area of influence. Of course, it is up to each of us to determine our area of influence, but how other people behave with us is an indicator of our social performance much like the scoreboard in sports that indicates the performance of the teams and players participating in the game.

Let us put this concept in a statement:

Statement No. 1 : Behavior of other people determines and indicates our performance in the society.

Now, how do people behave with us? Why do they behave in a particular way? Why do people want to subscribe to one newsletter in large numbers and are reluctant to subscribe to another? How are some people able to pull in lot of customers while others are not so successful?

The fact of the matter is that WE teach others to behave with us. WE tell other people how they should treat us, how they should respond to our gesture, whether they should trust us, ignore us, or get rid of us. In all our communications we reveal something of ourselves, we allow them to make judgment about us. This is true of all means of communication we may choose to adopt – face-to-face interaction using verbal communication with body language, thru internet, thru printed message or any other. It is ultimately thru our own behavior that we invite people to deal with us as it suits them.

Statement No. 2: Behavior of other people towards us is influenced by our own behavior.

I would like to add a note on unintentional interaction I had mentioned earlier. Let us take an imaginary, but quite common situation. I am traveling in a bus and a gentleman is sitting by my side. Both of us have chosen to remain confined to our places until the end of the journey. I cannot help noticing the gentleman and forming some opinion about him. He has already influenced my thoughts without uttering a single word. He will also notice me and both of us will “know” that we have noticed each other. A silent communication has been established between us. At this stage both of us have the opportunity to make friends, promote ourselves, our expertise, our products. In real life situation we come across hundreds of occasions where we establish communication with others without resorting to any visible interaction.

Let us now join Statements 1 and 2 and we arrive at:

Statement No. 3 : Our behavior determines our social performance.

Please note that after combining the first two statements, the factor “behavior of other people” is totally eliminated. What remains is our behavior leading to our own social performance.

We influence how people decide to deal with us, but what do people see or perceive in our behavior that compels them to take a particular stand? People are undoubtedly influenced by their own belief system as much as by our behavior. Thru our behavior they are able to assess our confidence, our conviction, our self-image. The impression we have about ourselves is revealed thru our communication – written, verbal or any other type.

Statement 4: Our self image determines our behavior.

We can now combine all the statements and arrive at the concluding one:

Statement 5: Our self image decides our social performance.

Now we know where to attack if we want to improve our social performance, have more customers, become better internet marketers.

Before we approach our prospective customers, we need to convince ourselves that the product we are offering has the merit. It is necessary to gain confidence in the product and in ourselves to the extent of being truly enthusiastic and excited about it. We should first build up confidence in the product and in ourselves, only then we should attempt to market it.

Our communication will transmit our excitement and enthusiasm. It will show our confidence in the product and our confidence will act as guarantor. With right preparation, right attitude, and positive frame of mind we approach with confidence, get favorable response and gain the power to change the world.

Best wishes of your success

BPH, or benign prostate hyperplasia, is a medical term for an enlarged prostate. Put simply this entails that the prostate gland, a gland which wraps around the urethra and is located below the bladder, becomes bigger and this can reduce or stop urinary flow. As males mature, the prostate gland engorges and can lead to symptoms such as difficulty passing water, a weak flow, and an impression of not evacuating the bladder completely even after passing water. Some Thoughts on Home Gym Equipment

Filed under: Being Fit, Health Improvement @ 2:01 pm

Are there any characteristics to seek out more than others when picking out home gym equipment? This brief article is about what I believe someone buying a home gym. Home gyms can be bought just about anywhere. Someone can purchase a home gym from any sporting goods department, and even television. Nevertheless So, most home gyms seem to have got one issue in common. Largely, seem flimsy and don’t seem built to last.

Another aspect that I discovered the recent time I checked out a home gym at a local shop, besides the awful quality, is that so numerous home gyms fail to be home gyms. Truly, they are individual pieces of fitness equipment ofttimes planned to go through one or 2 exercises really well. Or Else, they seem to be predetermined to exercise simply legs or to exercise merely chest, or to workout only shoulders, or workout merely abdominals. In Reality, there looks to be a tremendous number of abdominal muscle fitness equipment sold on late-night television 30 minutes ads.

Now, I’m not stating that exercising an individual bodypart is necessarily a bad sentiment. But it looks to me that if someone desires a home gym, then you should be looking for something that so many home gyms do not appear to offer, and that is the versatility. Or what seems to happen lots as well is that if the home gym does offer versatility, it is stingily made.

So, in order to pick from unlimited choices of home gyms available are two things. Look for quality and I would look for versatility. It goes without articulating that, you need to be the judge of what to pay. The more superior the quality and the better the versatility the greater the purchase cost. But the bottom line is that if you are serious about not only getting into shape but remaining in shape you want to buy home gym equipment that will last and tough.

Most importantly, I think, to favour home gym equipment that will allow you to have for variety in your workout routine. Muscles grow used to executing the same work out all the time. Once the bodypart adjusts results are accomplished with more difficulty. This lack of success can cause someone to say the heck with it. It becomes motivational when someone looks in their reflection and continues to realize results. To get those results you want to look at well-built home gyms contrived to last, work out more than just one body part, and has the power to execute multiple exercises for each bodypart.

Work Place Injuries Do Not Seem to Bother Employers Personally

Filed under: Uncategorized @ 5:03 am

The Director of the Legal Department of the National Accident Helpline (NAH), John Campbell, was forthright in stating that the present scenario of recession has created a big rift between the employers and the workers. He feels that employers need to sit up and take notice of the growing concerns of employees about their welfare at the workplace.

Mr. Campbell’s statements come after the publication of the annual survey report by the NAH, which has pointed out that a staggering 97% of the employees feel that their employers do not look after them. They feel that the lack of personal apologies by the employers after any workplace-related injury shows their neglect towards employees’ health and safety.

This data is disappointing, especially after an earlier report by the National Accident Helpline had revealed that almost 62% of the workers feel that that there is a lack of interest in safety and welfare amongst their employers since the recession began.

Mr. Campbell also stressed that an individual apology by the employer will not compensate for the lack of health and safety related procedures at their workplace. This is apparent from the fact that almost ninety percent of the workers said that they would file for injury compensation even if their employers gave a personal apology for the mishap.

To avoid the repercussions of a visit from HSE officials companies should bring themselves and their employees fully up-to-date with the latest H&S regulations. The iosh managing safely certificate is a highly reputable course run by Workplace Law Training and is a good first step to improving your companies H&S culture.

To bring about a change in the situation, he suggests that employee welfare should not be a mere formality for the companies. Rather, the focus should be on genuinely providing better facilities for the employees’ health and safety. Such corrective measures by employers will help companies in retaining their employees and will result in savings, as employers will not have to pay high compensations in case accidents do occur.
